Game farms have been a very good investment over the last two decades, with the values of these properties increasing by more than 100 %. In some prime areas this increase has been as high as 500 %. The Waterberg is one of the areas which has shown an above average growth in value. Factors contributing to this increase in value of game farms have been the demand for farms from overseas investors and the tremendous growth in the tourist industry in South Africa.
Wildlife tourists have more than doubled since 1994.The increasing number of international visitors to South Africa has led to a shortage of wildlife accommodation destinations. Many game farms are now turning to this lucrative source of income. 120,000 visitors a year visit Addo National Park, more tourists than Kenya's Serengeti Reserve attracts. As the farms surrounding this, and other parks, are transformed into game farms, the income from the tourist trade will dramatically increase. This demand will keep increasing the value of properties in these areas.
South Africa as a hunting destination. There are over 200,000 South African hunters and with the reputation of good hunting destinations in South Africa, International hunters, with fewer destinations in Africa due to unstable conditions in other countries, are making South Africa their destination of choice. Foreign buyers are purchasing a large proportion of the farms on the market.
